How To Maintain Fire-Rated Doors

    • Frequency: At least every 6 months, or more often in high-traffic areas

    • Check for:

      • Damage to the door leaf, frame, or seals

      • Warping, cracks, or holes

      • Proper alignment and smooth operation

      • Presence of the fire certification tag

    • Ensure all hinges, closers, latches, and handles are secure and functioning correctly

    • Self-closing mechanisms must fully close the door without obstruction

    • Replace any worn or damaged hardware with fire-rated components

    • Inspect intumescent sealssmoke seals, and drop-down seals for wear or damage

    • Ensure there are no excessive gaps around the door - typically:

      • ≤ 3mm at the sides and top

      • ≤ 10mm at the bottom (unless a drop seal is installed)

    • Check that fire-rated glass panels are intact and securely fitted

    • Ensure the glazing beads and seals are undamaged and compliant

    • Maintain the door’s surface - especially if it’s veneer-faced or steel-clad

    • Avoid painting over certification labels or seals

    • Keep records of all inspections, repairs, and replacements

    • Ensure the fire tag is visible and legible

    • If modifications are made, confirm they do not void the fire rating
