How To Maintain Fire-Rated Doors

Frequency: At least every 6 months, or more often in high-traffic areas

Damage to the door leaf, frame, or seals

Warping, cracks, or holes

Proper alignment and smooth operation

Presence of the fire certification tag

Ensure all hinges, closers, latches, and handles are secure and functioning correctly

Self-closing mechanisms must fully close the door without obstruction

Replace any worn or damaged hardware with fire-rated components

Inspect intumescent seals, smoke seals, and drop-down seals for wear or damage

Ensure there are no excessive gaps around the door - typically:

≤ 3mm at the sides and top

≤ 10mm at the bottom (unless a drop seal is installed)

Check that fire-rated glass panels are intact and securely fitted

Ensure the glazing beads and seals are undamaged and compliant

Maintain the door’s surface - especially if it’s veneer-faced or steel-clad

Avoid painting over certification labels or seals

Ensure the fire tag is visible and legible
